Why it's its own trade
A manufactured home isn't a small house.
It's built to a different federal code, and its heating and cooling equipment has to match. That's the whole reason so many companies pass on this work — and why the ones who don't understand it get it wrong.
- Approved equipment only. The furnace and AC must be models labeled for manufactured housing. A standard house unit isn't allowed here and isn't safe.
- Downflow heating. Mobile home furnaces push air down into ducts under the floor — the opposite of a typical house furnace, so you can't swap one in.
- Tighter ductwork. The ducts under a manufactured home are smaller and more restrictive, so the equipment has to be built to push against them.
- Sealed combustion. The furnace draws the air it burns from outside and vents through the roof, keeping fumes out of a tightly built home.
